At Tomtishen Aoun PLLC, Ms. Carpenter is involved in all real estate aspects of low-income housing tax credit transactions, including title and loan document review and preparation of closing documents.
Ms. Carpenter has been involved in the real estate industry for over thirty years. Ms. Carpenter’s experience includes all aspects of commercial real estate closings including title and survey review, review of commercial loan documents, and preparation of related documents (shared use agreements, access agreements, affidavits, etc.).
Ms. Carpenter’s experience includes working as a paralegal in the legal department of a national bank. In addition to assisting with new commercial loan closings and assignments of loans to and from other banks, she was responsible for reviewing defaulted commercial loans (loan documents, guaranties, surveys, appraisals, and environmental reports), conducting, ordering, and/or reviewing updated searches (corporate, partnership, UCC, tax lien, litigation, bankruptcy, etc.) and preparing curative documents.
Ms. Carpenter also spent 15 years as a commercial real estate paralegal with large Tampa-based law firms, assisting with real estate and commercial loan closings, mergers and acquisitions, and various other corporate/transactional matters. Ms. Carpenter’s responsibilities have included (a) reviewing and preparing title insurance commitments, endorsements, and policies for issuance; (b) reviewing surveys; (c) obtaining zoning/governmental compliance letters, lien and litigation searches, and entity formation documents; and (d) preparing closing checklists, critical dates summaries, disclosure schedules, contracts, settlement agreements and closing documents (deeds, mortgages, security agreements, assignments, UCCs, affidavits, closing statements and legal opinions).
Prior to becoming a transactional legal assistant in 1989, Ms. Carpenter spent over 15 years in various positions, all relating to real estate, finance, and title insurance.
